Location: The ranch is about 22 miles southeast of Cotulla. From Cotulla take FM 624 southeast about 22 miles to Huajuco Road. From there go about 4 miles South to Los Cuernos Road. The ranch is in the northwest corner of Huajuco and Los Cuernos Roads.
Topography: The topography in this area is gently rolling to level with predominantly loam surface soil with clay based underlying. The ranch is about 80% big, native brush, with a large field (about 120 acres) in the center of the ranch. The Brush is outstanding for wildlife cover and forage and includes guajillo, blackbrush, guayacan, granjeno, mesquite, hackberry, and other native South Texas species. Wildlife: This is the heart of the GOLDEN TRIANGLE and this ranch boasts an excellent population of trophy whitetails. Hogs and turkey are also very abundant. Dove hunting is excellent near the ponds. This is an outstanding area for quail, and the mixture of brush and more open country provides fantastic quail habitat. The ranch is in the MLD Level 3 program and the deer season is extended from October through February.
Improvements: Approx. 770 acres of the ranch is highfenced and this is in good to very good condition. The remaining acreage along the river is lowfenced. Electricity and water are available at the camp. Feeders and blinds to convey with the sale.
Water: THIS RANCH HAS EXCELLENT WATER RESOURCES!!! The Nueces River runs through the westernmost section of the ranch for approximately 3800 feet. There is one water well located on the ranch near the river. This well is said to produce about 15 gallons per minute and is less than 100 feet deep. It supplies supplemental water to two of the three ponds on the ranch. There are also two water trough supplied by a well sharing agreement off a neighboring ranch.
Minerals: The owners own no minerals and there is no production on the ranch.
